Eligibility Requirements

To be eligible for the Good Neighbor Next Door Program, you must meet certain requirements. First, you must be a law enforcement officer, firefighter, emergency medical technician, or teacher. You must also be employed full-time in your respective field. You must also agree to live in the home for a minimum of three years.

In addition to these requirements, you must also meet certain income requirements. Your income cannot exceed 115% of the median income for the area in which the home is located. You must also be able to qualify for a mortgage from a lender that is approved by HUD.


How the Program Works

The Good Neighbor Next Door Program works by offering eligible buyers a significant discount on the list price of homes that are located in designated revitalization areas. These homes are typically sold for 50% of their appraised value, which is a significant savings for eligible buyers.

If your offer is accepted, you will be required to sign a second mortgage and note for the discounted amount. This second mortgage is interest-free and has no monthly payments. As long as you meet the program's requirements, the second mortgage will be forgiven over the course of three years.
